Do you require management of the construction processes of your project? We can provide complete construction management services including:
Analysis of means, methods and logistics
How will the development be constructed? What type of phasing plan will be necessary? What are the impediments to a smooth construction process and how will they be mitigated? We will answer these questions.
Pre-qualification of contractors and vendors
We will either provide a list of potential contractors, or work with your list. We will research their past performance and capabilities, their current staffing and obligations, and their financial stability. We will provide a report on our findings and give a recommended qualified list of bidding contactors.
Coordination of hazardous material abatement
We will employ industrial hygienists for you with whom we have worked previously who will provide a complete survey of your building site’s hazardous materials; and can also provide monitoring services for hazardous materials abatement. Regarding the abatement, we will employ a qualified and licensed abatement contractor to rid the site of hazardous materials and assure a safe working environment.
Bidding
We will manage the bidding process by producing the Invitation to Bid, and Scope of Work and hold the pre-bid meeting with all of the bidding contractors to review the bidding documents, schedule and logistic requirements. We will take them on a tour of the site to acquaint them with the peculiarities of the site and the conditions of work. We will receive the bids and in your presence, open them and tabulate the results. We will then hold post-bid interviews with the low bidders to assure that they are including all of the required work in their bids. We will then provide a formal recommendation to you on the lowest priced and best qualified contractor to complete the work.
Coordination of construction contract execution
If you have your own construction contract form, we will be happy to review it to assure consistent protections and proper content. If you don’t currently have a contract form, we can provide one for your review.
Schedule management
We will coordinate with the subcontractors for their timelines and provide a task and cost loaded Gantt Chart schedule with all of the pertinent construction activities. We will track the schedule activities and give weekly progress updates. We will coordinate with any lagging trades to produce a remedial plan for getting back on schedule.
Hosting, chairing and documentation of periodic project meetings with an emphasis on issue resolution
Periodic coordination meetings with all of the associated trades are imperative to a smooth running project. We will chair the meetings in which we will analyze the progress of each trade against the schedule with an emphasis on issue resolution to assure that costs are kept to a minimum, project milestones are met, and potential impediments are recognized and mitigated early in the process.
Analysis of and recommendation on potential change orders
We will review potential change orders for validity and appropriate costs and give recommendations on approval or rejection.
Processing of product and construction component submittals
We will incorporate a submittal schedule for all of the trades’ product, equipment and material information. We will log in the submittals and track their review by the design professionals.
Review of contractor applications for payment
The contactor’s monthly invoice will be reviewed for justification of payment. The contractor’s lien waivers and trailing lien waivers will be scrutinized to assure that they are correct and timely.
Coordination of punch list completion
At the point of substantial completion, we will coordinate with the design professionals and the contractor to produce comprehensive documentation of all of the outstanding items. We will track the completion of the items and at the time when all issues have been resolved, we will issue a Notice of Final Completion.
